Juan Antuna Ros interview about volunteering with SOLS 24/7 Malaysia - Careers

1) SOLS 24/7: You have a history of loving to do volunteer work and working with grassroot projects. What started your interest?

Juan: There are many people that accept this world for what it is and are able to find happiness amidst the suffering of others, through various distractions, comforts and material possessions. And there are the lone few that stand out like a sore thumb, they will never be satisfied until suffering and tyranny is brought to an end and are fighting everyday for a better future. I started volunteering when I realised that I wasn't a sheep anymore and had to try and do something meaningful with my life.

2) SOLS 24/7: To complete your internship for your university, why did you choose to work with a non profit, and not in the usual corporate environment?

Juan: I didn't get the hype of applying to big companies just to pimp out my CV or show off to my friends and family about how big and reputable my employer is. At the end of the day, most of those people are sitting around making photocopies and coffee. The kind of work you do in an NGO is usually very diverse, dynamic and interesting. You are able to work in different areas and interact with a lot of different people from different cultural backgrounds. It strongly develops your initiative and self-determination as you are working because you want to, not because you have to, and its really up to you how much you want to contribute.

3) SOLS 24/7: Could you give a brief outline of your previous volunteer work - in Tanzania, etc?Juan: I began doing voluntary work in Tanzania for a local NGO called 'Art in Tanzania'. They hooked me up with a role as a football coach in Kwetu High School. We played a few friendly matches with neighbouring schools and the attention we got from the children and the general public was incredible. This gave me the idea to create a football competition but on a much larger scale! The director of the NGO shared my vision so I was appointed sports project manager. I was to plan and coordinate a football tournament for secondary schoolsI planned and co-ordinated their first football tournament for local secondary schools aiming to promote 'Art in Tanzania' and HIV Awareness. I also managed a team of volunteers and medical interns to work as coaches, referees and medics on match days.

Other than sports I also taught Adult English Advanced Classes and initiated a class plan and study programs for local Tanzanians of all ages who had very low understanding of the English language. I took students out of the class for individual speaking practice and reading exercises. This greatly improved my cultural understanding and approach to working in Africa.

Juan believes in empowering others through education.

4) SOLS 24/7:Lastly, when a student wants to do an internship, what criteria or points should they take into consideration when choosing an organization to work for?

Juan:Do you want to ENJOY what you are doing.Do you want to LEARN while you are doing it.Do you want to EXPERIENCE something deeply rewarding.Do you want to CHANGE people's lives.

Yearbooks Evoke an Inevitable Nostalgia - Education

For almost everybody a look through old high school yearbooks elicits a twinge of nostalgia. Our high school years may have been great or terrible, fun or frustrating, but regardless of how we felt then, when we look back now there's always something about those memories that's special.

High school isn't easy for anybody. We are going through immense changes - physically, emotionally, and intellectually. We are straining for our freedom, but we are still financially and emotionally dependent on our parents. We look more and more like adults, and we are expected to behave as though we are adults, but we're still just kids, far less mature than we seem or pretend to be.

Even though our memories of high school revolve around friends, the experience is heavily focused on competition as well. We each choose what is important to us. An athlete might aspire to make the starting line on the football team. A smart kid might aspire to get into a good school. Whatever objective we choose, we're not the only ones, and we lock ourselves into competition with everybody else who's pursuing the same goal. To make matters worse, dominance drives emerge for the first time during puberty, so for the first time we are aware of hierarchies. Inevitably, once we're aware of them we want to be on top.

And while we compete with the other students who share the objectives that are important to us, there is also intense competition between the cliques that chase each of those objectives. There's a group competing for the starting line. There's a group competing for elite college entry. The members of both of those groups make heavy investments of time and energy toward their goal, and they pit themselves against each other in a struggle over whether football or college is more important.

Although we spend much of our high school years chasing short-term objectives, we make long-range plans as well, and these have a lasting effect on our lives. Every high school student is a dreamer. It's what we're supposed to do during those years. If we're a drama geek, we dream of winning an Oscar. If we're a jock, we dream of a championship ring. If we're in student government, we dream about holding a high office. If we have a boyfriend or girlfriend, we spend plenty of time imagining how we're going to grow up, get married, and have kids. The dreams may be impractical, but that hardly matters. We dream them anyway.

Life after high school rarely bears much resemblance to the plans we made in our teens. We soon discover that life is more about great obstacles than it is about great expectations. We find that our high school sweetheart, sweet as he or she may be, is just one fish in a sea full of fish. Unpredictable events change our direction dramatically, which is sometimes to our benefit and sometimes to our detriment, but which rarely takes us on the course we envisioned. We change our ambitions and our tactics as we stop imagining the life we will lead and start to live the life we're given.

As teenagers, we were vibrantly and awkwardly alive. It was a glorious time in its way, but as we grow up we set aside the parts of ourselves that don't fit in the real world. We become less naive. Our grand illusions break off and fall away. The people we are during our teen years are unique versions of ourselves, like uncooked pies, full of potential and yet incomplete.

But our high school yearbooks capture that time - the friends we had, the objectives we worked so hard toward, the niche we found for ourselves when we were at our most insecure. The value of those volumes is that they provide a portal to the past. We can go back any time we want. We can go back and remember.

College Sports Recruiting Opportunities Help Girls Through Bad Economy - Sports

When contemplating strategies for getting financial help with colleges in such a dire economy, getting recruited to play college sports should be at the top of any student-athlete's list. Given that premise, in the environment that men's college football recruiting has created, girls rule, and mens football recruiting may be the best thing that ever happened to womens college recruiting.

How does mens football recruiting fit into the equation? A disproportionately large number of mens scholarships go to football (up to 85 per school). To equalize sports opportunities across both genders, colleges support a broad range of womens sports via scholarships. In fact, female athletes who start planning very early in high school may even be able to pick up a sport they have never competed in before, and find great athletic scholarship opportunities through the college recruiting process. And for those who worry that athletics will take the focus off of academics, fear not, as female athletes have even higher college graduation rates than female college students who dont compet e (Division 1 -71% vs. 64%, and Division 2 -64% vs. 51%--compiled from NCAA sources).

By the time girls get to high school, most know if they're athletically inclined, and they have usually narrowed in on one or two sports of choice. But reality sometimes intervenes. A female student-athlete may have picked a sport that is highly competitive and she doesnt make the team. She may not like the coaching staff or they may not like her. She may have an injury that prevents her from pursuing her sport of choice. She may be interested in other things like student government or theatre, which conflict with the timing of the sport season. Or she may just get burned out or bored with her sport. What should a committed student-athlete do if she can't pursue her favorite sport?

There are all kinds of interesting sports opportunities available to girls who are willing to learn about them. Scholarships are offered for women in 24 sports in Division 1 and Division 2. If these sports are not offered at the high school level, there are probably club or recreational teams available somewhere nearby. It may be fairly easy to establish oneself as a player because many of these sports don't necessarily get the press that more high profile sports like women's basketball or volleyball get, so it may be more of a struggle for college programs to recruit players.

Here's what the landscape looks like. For girls, the sports that are offered at a large percentage of colleges and offer a fair number of scholarships per school are:

Basketball Volleyball Cross country/track and field Soccer Tennis Softball Golf Swimming/Diving

Here are some sports that arent available in as many schools, but have plenty of scholarships to give at the schools that have programs:

Field Hockey Gymnastics Lacrosse Rowing Equestrian Ice Hockey

And here's a fairly long list of sports that are offered in fewer schools and with less scholarships per school but they still have scholarships to give. Coaches in these programs may have a harder time filling these spots so they might offer great opportunities as well:

I am the mother of boys, not girls, but I know a good sale when I see one. Colleges are serving up a double whammy right nowvery difficult to get accepted, even more difficult to figure out how to pay for it. Participating in college athletics may make a student-athlete more attractive to an admissions committee, and may result in a scholarship that will cover a large part of the cost. If I was the mother of a female student-athlete and my daughter were even moderately inclined toward athletics, but hadn't settled on one sport yet, or was shut out from the sport she loved for some reason, I would encourage her to expand her athletic horizons a little.

So go ahead, girls -- pick up a hockey stick (field or ice, any kind will do), a bow and arrow, a fencing foil, a bowling ball, or another sporting implement you haven't experienced before. Do a little research to see what schools offer scholarship programs for women in these sports. If these schools match your general criteria for a good college fit, you should pursue them. A few years of training and the world is wide open to you, if youre a dedicated female athlete.

Yearbook Pictures: Something to Remember - Education

There are several different events that are comprised in the yearbook as the pictures capture the fundamental nature of the school spirit. Many of the most unforgettable high school happenings are typically compiled in your yearbook pictures. These year book pictures are fun to look back at and recollect the thrill of your high school years with your family and friends

The homecoming pictures usually include silly pictures taken throughout the week of dress-up fun, which may also be known as spirit week. It is usually ended with a football game and pictures of the coronation of homecoming court the king and queen usually seniors, and possible prince and princess typically underclassmen. Other events of homecoming included in the yearbook pictures maybe a parade, pep rally, and homecoming dance.

During spirit week, the girls ask the boys to the dance, also known as the Sadie Hawkins dance. Typically, the boy would ask the girl to the dance, but no during spirit week. These fun times are included in the high school year book. Of course, the most elegant of dances are also incorporated into the yearbook which includes: Winter Formal or Winter Ball, and of course junior and senior proms.

There are many various high school student founded organizations also called high school clubs. High school clubs are within the school system to aid the student body to achieve and complete certain responsibilities such as helping other non-profit establishments, fundraising or gathering funds for the organization, or for civic provisions, professional awareness and socializing or group crescendos.

Students join clubs for many different reasons, but the most common are they give you a sense of belonging to a group, a common interest bond, they help you make new friends, and they are fun. There are many different types of clubs.

As students pick their club of choice, they will find that there are clubs such as math clubs and science clubs which are academic clubs. There are Honor clubs for the elite such as the National Honor Society or High achiever clubs. There are some clubs that are not academic, but are found to be hobbies and special interest clubs such as art, Christian clubs or cooking clubs. Because parents are great part of the school system, fund raising clubs like the booster clubs, usually incorporate the students and the parents. Computer clubs, and military clubs the reserve officers' training corps or ROTC, for example, known as career clubs, are also included in the year book.

Looking your best for any picture is a must, but looking your best for your year book picture is essential. Because you will be captured and remember in the yearbook for many years to come, you will want to look your best. It is fun to reminisce with friends while showing old yearbooks and see how much hairstyle, fashions, and trends have transformed.

In high school and college the creation of your yearbook is done by the committee, and the yearbook pictures are done by the students, and some staff members. Year books are tokens to take with you even long after you leave high school as a way to remember the joy you once had. As you move on in life whether it be college or career, you will always have precious memories to look back on.

3 Tips for Engaging and Motivating Students Using Technology in the Classroom - Business

Today's teacher is faced with issues that those of twenty years ago never could have imagined. As the twenty-first century settles in teachers are beginning to realize that keeping up with the latest technology is vital if they want to reach their students. Rather than fighting against technology it is time teachers and school faculties embrace the possibilities.Way back in 2000 my son was just starting high school and it was at that point that it dawned on me that the school system was totally in the dark about the needs of today's students.My boy was a computer geek. He could take a computer apart and rebuild it in hours, master any software presented to him, and write html code in his sleep. A result of encouraging him since kindergarten to explore the internet and the computer. If you have read some of my other articles you may recall that my first computer was a Tandy with a 20 mg hard drive. It became my son's by the time he could sit at a table and find letters on a keypad. Yet he failed his 'keyboarding' class because he looked at his keypad even though he typed at 65wpm when the requirement for passing was 35wpm. The frustration of this failure caused him to quit school and go get a GED, which he did within two weeks. He was only 16.This experience also taught me a lot about the youth of today. Now, having taught several groups of at-risk students with difficulties in reading and math, my challenge was compounded by a lack of availability of technology in my school. My classroom technology consisted of a television and a land line phone, and three 12 year old computers that had been upgraded to the point of collapse. How was I supposed to teach these plugged-in students?Here are three of the things I did that helped take my students from a sixth grade reading level to a ninth grade level in one school year.CELL PHONE TESTS One of the first things I did was to incorporate cell phone tests. These were daily one or two question quizzes about the content of lessons from the day before. Questions would be written on the board and students would text their answers to my cell phone. This took up about 2 minutes a day once we got into the habit and the kids understood the rules. The rules were quite simple.--The text had to come from their phone unless prior arrangements were made. --The were to text only the question number and the letter of the correct response --The were not to call my cell phone at any other time. It was a prepaid phone and used only for this activity. --They must understand that each quiz would be a pass or fail and would count in their grade --Cell phones were not to be used after the test was complete. They were to be on vibrate or off and out of sight or they would be confiscated. Our school had a no cell phone policy.The first few times I tried this I was met with incredulous stares. It took a few minutes to convince the students that it was not some trick to weed out cell phone users. But once I did, this became one of the most looked forward to activities of their day. I also found that my attendance rate was steadily rising as I introduced more activities using technology.ALWAYS ON TV In our school we have a media production class that creates a daily newscast that is broadcast throughout the school each morning. And it worked. --If students disrupted class in any way the broadcast would end as the TV would be turned off, but if they cooperated with the lesson I would leave it on throughout the class.The students had a need to know what was going on at school. Heaven forbid they missed an announcement of a football game or the next dance. In addition, the school also broadcast engaging and informative shows throughout the day so a student who's attention was beginning to wander could turn into the TV for a few minutes and still be learning and practicing his reading.

1) SOLS 24/7: You have a history of loving to do volunteer work and working with grassroot projects. What started your interest?

Juan: There are many people that accept this world for what it is and are able to find happiness amidst the suffering of others, through various distractions, comforts and material possessions. And there are the lone few that stand out like a sore thumb, they will never be satisfied until suffering and tyranny is brought to an end and are fighting everyday for a better future. I started volunteering when I realised that I wasn't a sheep anymore and had to try and do something meaningful with my life.

2) SOLS 24/7: To complete your internship for your university, why did you choose to work with a non profit, and not in the usual corporate environment?

Juan: I didn't get the hype of applying to big companies just to pimp out my CV or show off to my friends and family about how big and reputable my employer is. At the end of the day, most of those people are sitting around making photocopies and coffee. The kind of work you do in an NGO is usually very diverse, dynamic and interesting. You are able to work in different areas and interact with a lot of different people from different cultural backgrounds. It strongly develops your initiative and self-determination as you are working because you want to, not because you have to, and its really up to you how much you want to contribute.

3) SOLS 24/7: Could you give a brief outline of your previous volunteer work - in Tanzania, etc?Juan: I began doing voluntary work in Tanzania for a local NGO called 'Art in Tanzania'. They hooked me up with a role as a football coach in Kwetu High School. We played a few friendly matches with neighbouring schools and the attention we got from the children and the general public was incredible. This gave me the idea to create a football competition but on a much larger scale! The director of the NGO shared my vision so I was appointed sports project manager. I was to plan and coordinate a football tournament for secondary schoolsI planned and co-ordinated their first football tournament for local secondary schools aiming to promote 'Art in Tanzania' and HIV Awareness. I also managed a team of volunteers and medical interns to work as coaches, referees and medics on match days.

Other than sports I also taught Adult English Advanced Classes and initiated a class plan and study programs for local Tanzanians of all ages who had very low understanding of the English language. I took students out of the class for individual speaking practice and reading exercises. This greatly improved my cultural understanding and approach to working in Africa.

Yearbooks Evoke an Inevitable Nostalgia - Education

High school isn't easy for anybody. We are going through immense changes - physically, emotionally, and intellectually. We are straining for our freedom, but we are still financially and emotionally dependent on our parents. We look more and more like adults, and we are expected to behave as though we are adults, but we're still just kids, far less mature than we seem or pretend to be.

Even though our memories of high school revolve around friends, the experience is heavily focused on competition as well. We each choose what is important to us. An athlete might aspire to make the starting line on the football team. A smart kid might aspire to get into a good school. Whatever objective we choose, we're not the only ones, and we lock ourselves into competition with everybody else who's pursuing the same goal. To make matters worse, dominance drives emerge for the first time during puberty, so for the first time we are aware of hierarchies. Inevitably, once we're aware of them we want to be on top.

And while we compete with the other students who share the objectives that are important to us, there is also intense competition between the cliques that chase each of those objectives. There's a group competing for the starting line. There's a group competing for elite college entry. The members of both of those groups make heavy investments of time and energy toward their goal, and they pit themselves against each other in a struggle over whether football or college is more important.

Although we spend much of our high school years chasing short-term objectives, we make long-range plans as well, and these have a lasting effect on our lives. Every high school student is a dreamer. It's what we're supposed to do during those years. If we're a drama geek, we dream of winning an Oscar. If we're a jock, we dream of a championship ring. If we're in student government, we dream about holding a high office. If we have a boyfriend or girlfriend, we spend plenty of time imagining how we're going to grow up, get married, and have kids. The dreams may be impractical, but that hardly matters. We dream them anyway.

Life after high school rarely bears much resemblance to the plans we made in our teens. We soon discover that life is more about great obstacles than it is about great expectations. We find that our high school sweetheart, sweet as he or she may be, is just one fish in a sea full of fish. Unpredictable events change our direction dramatically, which is sometimes to our benefit and sometimes to our detriment, but which rarely takes us on the course we envisioned. We change our ambitions and our tactics as we stop imagining the life we will lead and start to live the life we're given.

As teenagers, we were vibrantly and awkwardly alive. It was a glorious time in its way, but as we grow up we set aside the parts of ourselves that don't fit in the real world. We become less naive. Our grand illusions break off and fall away. The people we are during our teen years are unique versions of ourselves, like uncooked pies, full of potential and yet incomplete.

But our high school yearbooks capture that time - the friends we had, the objectives we worked so hard toward, the niche we found for ourselves when we were at our most insecure. The value of those volumes is that they provide a portal to the past. We can go back any time we want. We can go back and remember.

Faking Your Way Through the Super Bowl - Entertainment - Music

If you're like me, this Sunday you will attend a Super Bowl party where you are faced with two distinct choices:

1) Pay attention to America's Other Favorite Past-time, "foot"-ball (the first is shopping!); chat with the guys about all the home runs they're throwing; and toss that ol' hogskin around the backyard.

2) Watch the commercials with all the other "foot"-ball neophytes, which is equally ridiculous. Commercials are entertainment? What? Maybe afterwards we can go to a museum and look at Sunday sales circulars!

So in recent years, I've opted for a third choice: gorge myself like silly -- there went that "Tight End!" -- put on headphones and do my best to ignore as much of the proceedings as possible. (I spent 1997's Super Bowl party in the bathroom after my Discman's batteries died -- thank God for the iPod!) As a result, I've become quite the expert at faking my way through Super Bowl Sunday with a special playlist and little-known sports factoids.

PREGAME

The Pixies, "Here Comes Your Man"The first thing to know about the Super Bowl: who's bringing the burgers? LOL. Seriously though, you need to know who is playing the game. This year it's the New England Patriots who have never lost a game since football was invented, and the New York Giants who have the cuter Manning brother (see I know some stuff!). And so in honor of the Patriots we have the Boston band the Pixies doing "Here Comes Your Man." I have a dance planned for this one. Do the Patriots need an extra cheerleader? LOL.

Art Garfunkel, "Crying in the Rain"But you can't be too one-sided! You never know which team's uniforms you are going to like more, so you can't play favorites. So in honor of that famous New York City toughness and determination, we have to pick Art Garfunkel, whose no-holds-barred collaboration with James Taylor on "Crying in the Rain" really expresses what football is all about: being man enough to cry in the rain. Or score touch downs. They're both kinda the same thing.

Lee Greenwood, "God Bless the USA"By this point that guy from the Ace Hardware commercials is probably done blabbing and so it's time for the national anthem. Boooo-ring! Seriously, if you aren't Whitney Houston in 1991, why even try? I've always liked "God Bless the USA" much more, so I listen to that instead. Holla!

FIRST HALF

Dios Malos, "Starting Five"Okay, you got me! This one is only "foot"-ball related in the title, but I'm so sick of hearing everyone debating during the game: "Who has the better starting five is it the Yankees or the Celtics or the 59rs or blah blah blah blah." Who cares! And so this song, so awesome and sweet and just soooo California, is my own gorgeous little protest. Also "dios" means days. Did you know that? It's Espanol!

American Football, "I'll See You When We're Both Not So Emotional"American Football is a group formed by star quarterback-turned actor Joe Mantegna after poor night vision forced a premature departure from the game. Bummer! He didn't do it alone, though; that galloping bass you hear? That's legendary Pelicans running man Terry Bradshaw. Who's wielding that mighty axe? None other than Peyton Manning (and let's put a little extra emphasis on "Man"). And he used to bang pigskin, but now he bangs drumskins: let's give it up for Vince Lobotomy!

HALFTIME IS GAMETIME

Kutiman, "Music Is Ruling My Life"Yeah! As the awesome flick Drumline says: "halftime IS gametime," and so it's time to bust out the biggest gun of them all: "Music Is Ruling My Life," which kinda sounds like Amy Wine-O (LOL) only it's some Israeli dude and Israeli chick and they are awesome. Seriously, this is the best song ever! It's the Super Bowl of music! Oh, and factoid alert! One of my favorite rappers ever used to be a "foot"-ball player: that's right, of course I'm talking about Deion Sanders. So obvious!

Black Heart Procession, "You Got Lucky"While Tom (NOT VERY) P(R)etty is crowing away about "oppression" or "the radio" or "the free falling" on an enormous stage, you can be enjoying a little stage I like to call "the stage of transcendence." San Diego's gloomy Black Hearts (not to be confused with last year's Super Bowl victors of the same name), treat this song right, pushing it into the "great wide open" like a couple of "refugee"s "running down a dream." I guess you could say we all "got lucky" with this one!

SECOND HALF

Pavement, "Major Leagues"Taken from what most people regard as their best record is Stevie Malkmus & Co's touching tribute to Major League Football. But wait! Why does Stevie sound so glum? Maybe because he's hot and we don't know each other -- yet! Really, though, Steve is a big sports fan -- for realsies -- and so that's where I'll be for next year's big contest. I've got the plastic-tipped cigars, Mr. Pavement. Do you have smooches?

The Walkmen, "The Rat"This has kinda become the sports song, which is awesome! Maybe I do like sports after all! They always use this when they're transitioning into commercials, and it's totally cool because it's such a pump-you-up kinda song. I can't even kid about this one!

I think this is the part of the game where they have the horses come out on the field? Or was that earlier? Did I miss that!?!?!

POST-GAME CELEBRATING

The Decemberists, "The Sporting Life"Oh indie rockers! So cute when you suck at sports. This song by Colin Meloy -- who I've heard plays a mean four square! -- is for all of you. And, if my instinct is correct, both Ronald Moss and Michael Vick! "The Sporting Life" is about a kid who plays "foot"-ball in high school and who is terrible and gets all sad about it. Don't cry cute jock boy! By the way does anyone else remember how cute James Vanderbeek was in Varsity Blues? Put me in that game, coach! Hahaha. Enjoy your Super Bowl everybody!

On the oth er hand, If it ain't broke, don't fix it -- and don't listen to other people!I have another place in my garden where the geraniums thrive all year round. My sister stayed with me a week and she didn't feel like I was watering my garden enough. I started watering the geraniums and now they are spindly and their leaves have turned pale and I question their survival. The history of reverse mortgage can be traced to Nelson Haynes of Deering Savings & Loan (Portland, ME) who made the first reverse mortgage loan to Nellie Young, the widow of his high school football coach. This event was reported to be motivated by kindness and started a chain of events over the following forty years to extend a helping hand to today's retirees.

Reverse mortgage helps many retirees cope with their financial difficulties and more importantly,helps them to have a way to retain their independence and dignity. And retirees are reaching for this solution in record numbers. According to the National Reverse Mortgage Lenders Association in 2004, lenders originated a record 37,829 HECM loans during the most recent federal fiscal year - a 109 percent increase over the 18,079 loans closed the previous year.

Why would a lender do this? The act of kindness may have started this idea but lenders are not charitable organizations and they will not be in business long if they don't have a return on their investments. In this case, they calculate the amount they lend based on the value of your home, projected appreciation, your age and a number of other factors. They expect to get paid the money they have lent plus the interest when the homeowner moves or dies.

What are HECM Loans? Federally-insured home equity conversion mortgage (HECM) is the most common of reverse mortgage loans that the U.S. Department of Housing and Urban Development started offering in 1989.

Who cares about federal insurance? In traditional loans, when you borrow the money, you have the cash in hand and the lender has taken all the risk secured by your home. However in a reverse mortgage, you may plan to receive a monthly payment over a period of time. What will happen if the lender is no longer around to pay you?

This is why the federally insured reverse mortgage ads another dimension of safety and peace of mind. This peace of mind also comes with a price tag. HECMs limits the maximum loan amount a homeowner can borrow.

What about Non-HECM? Many lending institutions offer this category of reverse mortgages and their limits are usually higher than that of HEMD. However they are not federally insured and they can have a much higher expense associated with their processing.

Can any one qualify for a reverse mortgage?

The eligibility requirements for a reverse mortgage are:

* You are a homeowner

* You are 62 years of age or older

* You own your home outright, or have a low mortgage balance that can be paid off at the closing with proceeds from the reverse loan

* You live in the home

* In case of HUD, you are also required to receive consumer information from HUD-approved counseling sources prior to obtaining the loan. You can contact the Housing Counseling Clearinghouse on 1-800-569-4287 to obtain the name and telephone number of an HUD-approved counseling agency and a list of FHA approved lenders within your area.

* Upkeep of property taxes and staying out of bankruptcy are also required.

How much money can I borrow? The amount of money you can borrow is based on a different set of formulas than the traditional mortgage qualifications. Your age, the value of your home, the current interest rates, and the loan costs impact the amount. Older individuals with more valuable homes in lower interest rate environment can borrow more.

What types of homes are eligible for reverse mortgages? Single family, two-to-four unit properties, townhouses, detached homes, units in condominiums and some manufactured homes are eligible. However various restrictions apply to all with most significant being that you own them, live in them and have kept them in reasonable condition.

What about my heirs? If death occurs while you still owe money to the lender, your heirs are obligated to pay the borrowed amount, plus interest and other fees, to the lender. They usually do this by selling the house. Whatever remains after paying the lender belongs to your heirs. The loan cannot be passed along.

What are my borrowing options?

You have five options:

* Tenure - equal monthly payments as long as at least one borrower lives and continues to occupy the property as a principal residence.

* Term - equal monthly payments for a fixed period of months selected.

* Line of Credit - unscheduled payments or in installments, at times and in amounts of borrower's choosing until the line of credit is exhausted.

* Modified Tenure - combination of line of credit with monthly payments for as long as the borrower remains in the home.

* Modified Term - combination of line of credit with monthly payments for a fixed period of months selected by the borrower.

What about reverse mortgage scams? Like most other scams directed to senior citizens, telemarketing is on top of the list. Never agree to anything over the phone, especially on the first call and do not give personal information, financial or otherwise, over the phone.

There is never a cost associated with getting information on reverse mortgages. This information is available for free. Ask for written copy of everything that should include an address and a phone number so that you can confirm the data.

....More "Scoop" On MLM Leads Programs.... - Business - MLM

If you really look at all of the discussions on MLM leads at HomeBasedBusinessForums.com.... you'll see I'm not necessarily advocating one approach over another.

I'm boiling down all the rhetoric thrown out about leads to this....

You either generate them yourself....or you pay someone to do it for you.

YOUR choice entirely...and should be decided based on what is best for YOU.

As long as you finally understand there are really only 2 choices....you can then decide what makes business sense for YOUR business. Either or both. I do both. I'd guess that many do that also.

Here's some additional tidbits.....

* There are multiple ways to generate your own leads....not just splash pages and NOT just online. The "nitty gritty" I boiled things done to as far as self-generating can include ANYTHING you personally do to generate a lead yourself. Direct mailing, business card exchanges, online/offline networking, fliers, opt-in lists, event booths, car decals, ads in the programs at high school football games, yada yada. ANYTHING which comes purely from your effort, time, and money. There's a wide variety of what & how and is your choice what best fits your business plan & model.

* How do you know what a "lead generation" website said? Sometimes you do...sometimes you don't. A reputable leads source will be as targeted as possible.....such as company specific leads from your own company. Those are at the top of the ladder. Something like Traffic Oasis or Leaders Club is the next tier down for those...if they choose...to have leads generated for them when their company doesn't provide that. The bottom of the barrel tier includes generic "come one come all" leads and so called traffic exchanges and hits services.

That's over simplified and doesn't even touch on things like co-registration leads which are trash....folks opting in for some kind of contest etc. who "check a box" about home biz info OR don't see a box automatically checked unless they change it. Pure trash.

I'm just trying to simplify things for folks...so they can zero in on the real decisions without all the hype & confusing dialogue they get subjected to.

* The real question is HOW and for WHAT. Myself....my focus with leads (and my whole business really) is product sales with "sponsoring" as more of a passive add on I don't emphasize. And yes I generate a nice income (that's my business...a real professional doesn't & shouldn't get into "how much" discussions). But my "how & what" may not be your "how & what"...it's specific to the individual. You can't put everyone in the same box....too often that's what people try to do. Understand...."do what is best for you". Also understand it doesn't have to be an either or proposition....it can be both (self generate AND purchase).

My bottom line message...theme...on leads is this:

You have 2 methods of "getting" leads. Choose what's best for YOU. Either or both. I don't advocate 1 over the other. There's merit in whatever you decide...as long as it is the best fit for YOU.

Me....I chose both. And if asked, I share a reputable source for those who choose to have leads generated for them (Hint: think real time LOL). Lord knows there's plenty of sources out there that are pure trash, junk, or even worse...scams.

Tips for Anti-Aging Treatment - Health

I know this is as obvious as the nose on your face, but we are a culture obsessed with aging or rather, fixated on reversing the aging process, slowing it down, studying, finding a fountain of youth in the latest and greatest antiaging treatments available. It is a multibillion dollar industry. It is almost as of yore in total denial of the aging process and this is no doubt seated in some deep psychological roots to preside in us. We love the look of the youthful innocence and we cherish the times when life was less involved, less complicated, less demanding. We seek anti-aging treatment, justified in our need to erase the life-battle scars we might otherwise be proud to show off, were white teeth, shiny hair, and perky this or tight that not so sanctified.

It is almost sadly place such value and in and deny these well-deserved and hardfought battle scars that we have accumulated through life. In another respect, it is fair to acknowledge that, as my septuagenarian friend says, as we age we "fall apart". Our eyes need constant updating, our hips and other joints need replacing, our organs weaken and wear. We break down, pure and simple. Even and especially, the largest and most visible of all the human organs, the skin, turns on us, hardens, wrinkles and cracks exposing to others that which we have lived for decades.

It dries and cracks and mars, revealing the effects of what is known as "free radical damage." Evidently, as we age, our skin exfoliates less often; sebum production slows; and therefore less oil flushes the skin...thereby drying it. There's been quite a bit of study about free radicals over the last few decades and scientists that are studying it are beginning to get a pretty good handle on exactly what they are and what they do. It is a flattening of skin layers occurs, subsequently causing thinner skin. Collagen stabilizing enzymes decrease. Blood vessels thin out, preventing the usual blood flow. Anti-aging treatment becomes a mighty fine looking option.

Now science and economics takes over and sets the stage for Botox, elastin enhancers, and scores of shelves of anti-aging treatments that might appear to be the panacea. Plump those lips, raise that brow, flatten that paunch. The splaying of nose bones--a natural phenomena in the aging process--got you feeling less than ideal? Cosmetic reconstruction. ED (erectile dysfunction) reminding you high school football stud years are now nothing more than pages in a yearbook? Go for the infamous or most touted ED drug. We now you can see instances of gradeschool children having plastic surgery to correct whatever flaws that they are perceived to have.

But despite all our anti-aging treatment and fixation (not because of it), we continue to age...but more slowly! Yes, longevity statistics show that people as a whole are living years longer. Again, this is not necessarily due to minor or occasional anti-aging treatments, but more likely to evolution, preservatives, and poisons, as well as healthier living that includes eating well, exercising often, and resting enough. Romeo and Juliet, for example, were they alive (and real) today, would not be worrying about marriage at fifteen (which was not the source of the tragedy, anyway) but at twenty-five or thirty. I just saw a study today when the average male now gets mad at the age of 27, whereas in 1950 that age was 22. There's no question we are living longer and that's only going to further the feed into our quest to fight aging.

So regardless of, in spite of, or maybe with the help of SOME anti-aging treatments, attempts, and so-called cures, those of us eligible for anti-aging treatment are in our mid- to later years...when we do care about staying alive and living a quality life but we care less about what others have to say about how we should live our lives and how we should be. Spirituality and new age attitudes are becoming more prevalent. We care less about material gain or other external, superficial forms of nurturing and are just beginning to invest in our holistic health. We are coming into understanding peace, prayer, serenity, solitude. We know which anti-aging treatments might help and which are tools of denial. We know anti-aging treatment plans (outside of healthy, natural efforts) do not defeat aging or death. They just contribute to drawing out, prolonging, or holding it at bay a bit longer. And I guess all and all it's not a bad thing to feel a little bit better about ourselves.

This will come as no great newsflash to you, but we are a culture that is absolutely obsessed with you. It seems as if we would do or spend anything that is necessary to retard the aging process including finding the best anti-aging treatment available. We do not like the idea of growing old and are therefore in denial of it. We like to remember ourselves and our youth when we have healthy, radiant glows that we thought would shine on forever. We seek anti-aging treatment, justified in our need to erase the life-battle scars we might otherwise be proud to show off, were white teeth, shiny hair, and perky this or tight that not so sanctified.

How many times have you heard the old lament that "youth is wasted on the young." I for one am kind of tired of it. In another respect, it is fair to acknowledge that, as my septuagenarian friend says, as we age we "fall apart". I asked my wife, "Where do you want to go for our anniversary?" She said, "Somewhere I have never been!" I told her, "How about the kitchen?"

My wife will buy anything marked down. Last year she bought an escalator.

Smallville Star Slated to be Flash Gordon - Entertainment

Eric Johnson, former cast member of the series Smallville, will continue his attempt to become a heroic icon with his latest venture with SciFi. The American cable television channel specializing in fantasy and paranormal programming is cooking up a new series, Flash Gordon, for which Johnson will be playing the title character.

Johnson, a 27-year old native of Edmonton, Alberta, played the character Whitney Forman on the first season of Smallville, and made guest appearances on season two and season four. He played a quarterback of the Smallville High School football team and Lana Lang's boyfriend. Prior to his inclusion on Smallville, he worked in movies like Legends of the Fall, Heart of the Sun, Night Man, Road to Saddle River, Bear with Me, and Children of Fortune.

Flash Gordon, for those who are not familiar, is a science fiction character originally from the 1930s comic strip drawn by Alex Raymond. The comic strip eventually evolved into a movie, as well as a television series. Now, the SciFi channel will take a shot in reviving the heroic character through the acting expertise of Johnson.

Flash Gordon is actually just one of the network's forthcoming shows. During last year's broadcast of its show The Lost Room, the network made public of what was to come in 2007. Apart from Flash Gordon, the network will also feature a new series Painkiller Jane, also a comic book heroine, as well as new episodes of Battlestar Galactica and The Dresden Files.

The said show, which is scheduled for broadcast in August 2007, will consist of 22 one-hour episodes. Peter Hume, Charmed producer, will write the first two installments, and will work with Ric Rosthenal, who serves as the director. Produced by Robert Halmi Sr. and Robert Halmi Jr., Flash Gordon will include Dr. Hans Zarkov, Dale Arden and Ming, though the actors playing these characters are yet to be cast and revealed.

How to get fit on a budget - Health - Fitness

Joining a gym can burn a hole in your pocketbook. You might not have the room in your budget for a gym membership. Do not despair there is plenty that you can do that will cost you either very little or close to nothing at all.

You do not have to believe all those commercials that say you need to have the latest fitness equipment in order to get fit and lose weight. Those machines not only cost money but nine out of ten times they do not live up to their promises and wind up collecting dust under your bed. Save your money and instead try taking a brisk walk everyday. You can walk through your neighborhood, local parks or even around a high school football field during the summer when it's not being used. If it is raining, take a ride to your town mall and do laps around the mall. Not only will you get a great workout, you can also check out the latest deals. Other quick and free things you can do is to take the stairs whenever possible and park further away at stores.

You can also get a great workout by cleaning. Working out in the garden can burn up to 400 calories in an hour which is almost the same as you can get from walking your dog. Shoveling Snow can burn almost 500 calories in an hour! Virtually every household chore can be turned into some form of exercise from scrubbing your floors to vacuuming your carpet. The key is to increase your heart rate while doing them.

Your kids are also excellent workout tools. Have you ever spent a day chasing after a toddler? It is exhausting and take it from me, they can leave you breathless. They have an unbelievable amount of energy and you can work up a good sweat just trying to keep up with them. Another activity toddlers love is dancing. Put on some music and boogey down with your tot. Not only are you spending more time with your little one, you are getting a good workout. If you have older kids also, take them outside and play with them. Play kickball, or tag your it. Take them to the park and run around with them. All of these fitness ideas will cost you nothing at all and but for once you will be gaining something in return,.

If you have the room in budget there are some inexpensive fitness items you can invest in. Free weights or dumbbells are usually very inexpensive and can help strengthen you upper and even lower body. You may pay more money for them at a sporting store but Target and Wal-Mart sell them for only a few dollars. Jump ropes are also a excellent and inexpensive way to get a good cardio work out.

Worse comes to worse and you have no room in your budget for any of those items, chances are you have a every workout tool you might need already in your pantry. A bag of flour weights the same as a stomach ball and you can fill empty milk jugs to act as weights.

There is no need for exercise to cost a lot of money. Save the money you would spend on expensive equipment or gym membership and use it on the new wardrobe you will soon need.

Don't Just Wish And Hope! Do It! - Self Help - Motivational

"Be careful of what you dream, because it may come true".

My high-school football coach, Coach "Pic" would tell us this every day in his motivational speech as we prepared for the upcoming game. His objective was to get each and everyone of us to create a mental picture of what we wanted to do - individually and as a team.

So, here are three strategies that I have used successfully and that you can utilize to achieve your dreams...

Number 1 - Write your dreams down on paper.

There are numerous studies that prove the value of writing down and keeping track of your thoughts and goals. A study sponsored by the Ford Foundation found that:

- 23% of the population has no idea what they want from life, and as a result, they do not have much.

- 67% of the population has a general idea of what they want; they just do not have any plans for how to achieve it.

- Only 10% of the population has specific, well-defined goals, but even then, seven out of the ten of those people reach their goals only half the time.

- The top 3%, however, achieved their goals 89% of the time.

What accounted for the spectacular difference between the top 3% and the others (i.e., the 97% who do NOT)? The top 3% wrote down their goals, their dreams, their THOUGHTS. Quite simply, dreams are NOT goals until they are written down on paper. They become a road map for you to follow.

Number 2 - "Pre-set" your mental state for the next day before you turn in for the night.

Here's my secret. Before resting my head on the pillow, I spend about five to ten minutes in quiet reflection, analysis and thought as to what I want my next day to be. I think about the things that I want to achieve, such as a financial goal, spiritual strength, courage or other goals, and let my subconscious "dream-mind" work on these while I sleep. I have learned from experience that this strategy not only works in the short term to solve an immediate problem, but also helps me to come up with solutions to achieve a longer-term goal.

Number 3 - Review your list of dreams and do not be discouraged when you are "off course".

When you focus your mind on your dreams, desires and goals, you centralize and focus your attention, just like you focus a camera lens on the subject of your photograph.
